Full Property Service
We take your property brief and search on every property listed on the market and also unlisted properties that have not been listed or advertised to the public. We then advise you of the properties that meet your criteria and price range.
Once you have chosen your property we will inspect and appraise the property then determine the true market value through data analysis of recent sales and other searches to ensure you are making the right purchase.
We proceed to negotiate the lowest possible purchase price on your behalf without misinformation and emotional impulse buying.
After exchanging of contracts we will make sure all is attended to in a professional and efficient manner through to settlement of you new property.
Our Professional fees - Up front engagement fee $1,500 plus 2% of the purchase price success fee payable at unconditional contract stage. Plus travelling expenses outside of Townsville.
Negotiation Service
This service requires you to do the property search and the advise us of your final property or properties.
We will inspect and appraise the property then determine the true market value through data analysis of recent sales and other searches to ensure you are making the right purchase.
We proceed to negotiate the lowest possible purchase price on your behalf without misinformation and emotional impulse buying.
After exchanging of contracts we will make sure all is attended to in a professional and efficient manner through to settlement of you new property.
Our Professional fee - Up front engagement fee $1,500 per property plus 1% of the purchase price success fee payable at unconditional contract stage. Plus travelling expenses outside of Townsville.
Auction Service
Auctions are unpredictable and difficult for the inexperienced, we bid on your behalf eliminating all the fears and uncertainties or if you require anonymity or confidentially on auction day we can organise to bid on your behalf.
We will do the pre auction inspection and check the contracts thoroughly before the auction.
If you are successful purchaser at the auction our professional fee $900.
If not successful on the day we require an attendance fee of $500.
Should the property be passed in at the auction and you have instructed us to proceed with negotiation post auction with the intent to purchase our professional fee 0.5% of the purchase price.
